Who handles home maintenance for second homes in the Hudson Valley?
Wiley Home Stewardship does. The Estate plan is designed for second homes and larger properties in Ulster County. On a regular schedule we check the house, replace filters, keep water systems supplied, arrange gutter cleaning, exterior window cleaning and house washing through licensed, insured vendors, handle seasonal open and close, and send a written report with photos after every visit.
Can someone check on my house while I am away?
Yes. We walk the inside and outside of the home on the schedule in your plan, confirm that heating, water and safety equipment are working, look for signs of leaks or storm damage, and send a written report with photos afterward. On the Estate plan, that includes a walkthrough every other week. If something needs attention, we tell you and can bring in the right trade, with the work quoted and approved before it starts.
What does a Home Care plan include, and what costs extra?
Your plan fee covers every scheduled visit and walkthrough on your plan with a written report and photos, our labor and travel for the tasks your plan lists, standard supplies (HVAC filters, water softener salt and cartridge water filters in common sizes), and the vendor services your plan lists, performed by licensed, insured vendors we select and manage. Specialty parts and materials (at our cost plus 20%), extra services, repairs and project work, and emergency or after-hours response are billed beyond the plan fee, and are quoted or approved before work begins. Each plan sets out how often every service is performed, such as one systems visit a month on every plan and, on Seasonal and Estate, gutter cleaning and exterior window cleaning twice a year. Plan pricing is set by home size and quoted after a home assessment.
Who does the work, Wiley or outside companies?
Both, with one point of contact. Our own team handles the systems visits: filters, water softener salt, cartridges, walkthroughs and reports. Seasonal open and close and storm and freeze checks are offered and are handled by Wiley’s team. Exterior work such as gutter cleaning and exterior window cleaning is done by licensed, insured vendors, selected and managed by the Wiley team. Wiley Construction is fully insured, and certificates of insurance are available on request.
What if I need more than my plan includes?
That is easy to arrange. Time beyond the included visit length, extra visits, and tasks not listed in your plan are billed at our published labor rates, and we always get your approval before work begins. Repairs and specialty items are quoted separately. Visits are scheduled in advance during standard business hours, and unused visits do not roll over, so we plan the year with you to make sure you get full use of your plan.
Do you care for homes Wiley Construction did not build?
Yes. Wiley Home Stewardship is open to homes in the Hudson Valley whether or not we built them, including older and historic homes. We begin with a home assessment so the care plan fits the house as it is.
Where is Home Care available, and how do I get started?
We care for homes in Gardiner, New Paltz, Rosendale, High Falls, Stone Ridge, Accord, Kingston, Woodstock, Highland, Wallkill and Milton, and throughout Ulster County. Send an inquiry using the form on this page. We will schedule a home assessment, recommend Foundation, Seasonal or Estate, and put your care schedule in writing before any work begins.
